The idea for construction of the complex was born during the frequent visits of the region of Batak dam in all seasons. The combination of wonderful nature, excellent conditions for rest, fishing, water sports and skiing, created conditions for taking a decision for the final formation of the final formation of a villa settlement and sport hotel complex.
The advantage of the forthcoming investment is the construction of a complex of separate houses next to a sport hotel complex, which, in the near future, will be the only one of its kind in the region. The eco-settlement will be constructed by means of an entirely new technology – ferro-concrete construction, visible stone masonry, visible wooden roof construction. Mainly natural materials will be used.
The project will be implemented in two phases. The first phase will be the construction of a villa settlement, which has started in March, 2007, and will be completed in the spring of the year 2009. The second phase is the construction of a spa hotel, which is to start in July, 2007, and will be completed in the spring of the year 2009.
The hotel will have 16 rooms, 7 apartments, lobby bar, restaurant with 80 places, barbeque, conference hall and internet and children’s hut. The sport-recreational centre will offer a swimming pool with dimensions 25 x 12.5 metres, children’s swimming pool, sauna, Jacuzzi, steam bath, infrared sauna, relax room and a gym. The hotel will be open all year long. 22 separate properties are offered for sale.
The eight separate villas are due for sale together with the adjoining land and the ideal part of the general infrastructure of the settlement. Each villa shall be delivered to its owner in the following finished mode: living-room, dining-room, corridor and balconies – terracotta, granite or natural stone, flooring – bedrooms – parquet floor or wooden floor (client’s choice); bathroom floor and lavatory – terracotta; walls and ceilings – stone masonry and parget; bathroom and lavatory walls – terracotta or granite and stone masonry, ceilings – lime parget.
The property shall have sanitary faience and mixing wash-basin batteries; joinery and outer doors – wooden – pine; radiators – aluminium; heating isolation – as of project. Constructed outer connections for all installations. Electricity installation with installed sockets, switches, wall-plugs and floor electricity panels with automatic safety-fuses. Constructed water supply installation. Walls from the outside – stone masonry and mineral parget, entrance door – massive wooden door, staircase and outer corridors – natural stone. Local heating installation with electricity or petrol.
Completed vertical project. Management of the property shall be offered to its future owners – renting out, cleaning and maintenance, gardener and security of the whole complex.
